What is the process?

STEP 1

You reserve your villa

We lock your villa with a reservation agreement. You get time to review everything, ask questions, and move forward only when it feels right. No pressure, just clarity.

Step 2

We build your villa

After signing, each payment is deposited into a notary escrow account (not to us). Money stays there until construction milestones are achieved.

step 3

You pay only for progress

We build on schedule and provide clear milestone proof (photos/video + report). Payments are spread over 16 months and released from the notary escrow only after each construction milestone is verified. No milestone, no release - simple, transparent, and designed to protect your investment.

You ask, we answer

What’s included in the price?

A villa with a 25-year land lease agreement, fully furnished and equipped with household appliances. Textiles and décor (curtains, bedding, kitchenware, artwork) aren’t included in the base price, but we make finishing effortless. Choose from two curated décor packages, or handle the final touches yourself. Either way, we can style and set up everything so your villa is Airbnb-ready from day one.

Do I have to fly to Bali to sign documents?

No, all contracts can be reviewed and signed remotely using trusted platforms like Dokobit or DocuSign.

How long is the lease and can it be extended?

75 years, with two guaranteed 25-year extensions (25 + 25 + 25). You may extend 1 year before the lease ends; the price is set by 2 independent valuers and notarised.

When does construction start and how long will it take?

Ground-breaking begins January 1st, 2026. Build time is 16 months, after which we hand over the keys.

How and when do I pay?

Payments sit in a notary escrow account and are released only after each build milestone is certified. Standard schedule: 2 % deposit → 33 % on main contract → 22.5 % at 25 % progress → 20 % at 50 % progress → 20 % at 75 % progress → 2.5 % at hand-over.

Can I stay in my villa whenever I want?

Absolutely. Live in it year-round, block out personal dates, or leave it entirely to rentals - your choice.

Who manages the villa when I’m away?

Our team provides full management for 12.5% of your monthly revenue. This includes marketing, bookings, guest concierge, security, housekeeping, maintenance, accounting, and tax reporting.

Will I need to take care of anything myself?

No. We understand that you're purchasing the villa as an investment, so we handle everything for you - from managing Airbnb and Booking.com listings, marketing, and guest check-ins to property maintenance, taxes, and legal matters. We live in Bali ourselves, so if you ever need help, we’re right here.

Can I re-sell the leasehold later?

Absolutely. We can also list the property for sale on your behalf, using real photos of the completed villa from day one - at an increased price, expected to start from at least €219,000.

Who handles long-term upkeep and future renovations?

The same management team budgets and schedules refreshes (paint, soft furnishings, equipment) so high occupancy doesn’t wear down your asset.
